That’s a very valid question. In response to that question we would ask, how many of those offers allowed you to make a counter offer like us? My guess would be few, if any at all. Escrow is a neutral third party that makes sure the transaction is safe and secure. At the beginning of the process, we deposit our funds to the escrow company. Title is basically the same document as you have for a house or your car. It is the proof that you own that land. Title companies look at the ownership history for your land (typically as far back as 40 years!). Title problems aren’t that uncommon. Title companies ensure that over the past 40 years or more, ownership was correctly and legally transferred. If it is not, that is often called a “break in the chain” and must be resolved before ownership can be transferred. They also check for other common issues such as back taxes and liens.
